		<description>Good luck and I hope any favoritism is kept to a minimum.  A couple of things I&#039;d do:

1.  Although the plan is looking at the near future, keep in mind what it could be like in 50 to 100 years and allow for some flexibility.
2.  For neighborhood services (grocery stores, drug stores, etc.) think community based.  Don&#039;t separate uses to the point everyone has to use a car to get around.
3.  Consider transportation alternates; as density goes up, areas relying only on automobile traffic will become clogged down over time.  Plan ahead for these alternatives for there are limits to how many roads can be built, and a diminishing return on road widening for increased traffic volume.
4.  In retail developments, no incentives to corporate retailers to come in.  If the market is there, they will come.  Think of the impact fees paid in the Orlando area and then think about the growth rate they have any way.   Incentives should be toward new businesses, especially locally owned.  That is where real job growth is located, and they typically have better paying jobs.  This applies to business areas as well.</description>
